Density is seven measures, not one
What matters more than density itself is the spatial organisation of population and socio economic activities, and whether density provides the economies of scale that let public services be provided. The session names the components: people per unit area, dwellings per unit area, shops per unit area, movement along the street, junctions, services and greenery.
Each measure carries three choices, the numerator, the denominator and the spatial unit, and the last of these is the one that bites, because a census tract and a postcode are administrative shapes while a street network catchment is the area a person can actually reach.
Floor area ratio controls bulk, not shape
Floor area ratio is total floor area divided by the area of the lot.
A ratio of one can be a four storey building covering a quarter of the lot or a two storey building covering half of it, so the measure decides how much building there is and says nothing about where it sits or what the street sees.

A third measure again separates the number of use types from the floor space of each and from the land area given to recreation, and evidence from one city suggests walking may depend more on the number of different types nearby than on their floor space.
